Bouwfonds is one of the largest property companies in the Netherlands and is increasingly active abroad as well.

Bouwfonds, in the economic sense a wholly-owned subsidiary of ABN AMRO, operates in the residential and commercial markets. The activities are largely funded on the basis of a Secured Debt Issuance Programme with ratings from Moody's and Standard & Poor's. Bouwfonds raises short-term funding under a European Commercial Paper programme. Bouwfonds also has a banking licence.

Bouwfonds has three property-related core activities: development, financing and management. These activities are carried out by seven operating companies.

Development
Bouwfonds Property Development and Hopman Interheem Groep conduct the property development activities. Bouwfonds Property Development was created on 1 January 2003, by the integration of the former Bouwfonds Wonen, Bouwfonds Wonen Internationaal and Bouwfonds Vastgoedontwikkeling companies. The new company is headquartered in the Netherlands (Hoevelaken) and has central offices in France (Paris), Belgium (Brussels) and Germany (Düsseldorf), as well as more than 20 regional offices in these countries.

The Dutch branch of Bouwfonds Property Development operates under the name Bouwfonds Ontwikkeling. Bouwfonds Ontwikkeling is the largest developer of owner-occupied homes in the Dutch market. The German national organisation is called Bouwfonds Immobilienentwicklung, while in France Bouwfonds operates under the name Marignan. Marignan is the fifth largest housing developer in the French market. The names selected in Belgium are Bouwfonds Ontwikkeling for the Flemish-speaking region and Bouwfonds Développement for the French-speaking region.

Financing
Bouwfonds Hypotheken is one of the larger specialist residential mortgage providers in the Netherlands, with a market share of 6.7%. The majority of the mortgages are sold through independent intermediaries. Bouwfonds also offers its customers a comprehensive package of housing insurance policies. In addition to its own mortgage products, Bouwfonds develops and sells mortgages marketed by third parties in their own name (private labels).
The activities of Bouwfonds Property Finance include property financing, investment financing, leasing arrangements and risk-bearing equity holdings. Compared with other financial institutions, Bouwfonds’ strength lies in the combination of its specialist knowledge of tailor-made financial solutions and its many years of experience in the property market. International projects account for around 25% of the portfolio.
Rijnlandse Bank provides mortgage loans and focuses particularly on small commercial property. Its mortgage products are sold both directly and via intermediaries.

Management
Bouwfonds Asset Management focuses on the development, structuring and management of property portfolios. These are unlisted funds for both private and institutional investors in the Netherlands and abroad. The investment funds comprise both residential and commercial property. Bouwfonds Asset Management also develops structured, very specific, tailor-made investment products.
Bouwfonds Fondsenbeheer relies on Bouwfonds’ knowledge of property and financing to provide services to funds with a social dimension. These funds are aimed at the conservation of historic monuments and the natural environment, as well as public housing and urban development projects.
